How to Get a New York Real Estate License
To get a real estate license in the State of New York, you must first get a real estate salesperson license. These licenses are governed by the New York Department of State, Division of Licensing Services.
New York Real Estate License Requirements
To be eligible to obtain a New York real estate license, applicants must:
- Be at least 18 years of age.
- Have a New York State photo identification.
- Successfully completed a 75-hour qualifying course approved by the Department of State.
- Be sponsored by a New York State licensed real estate broker.
- Pass the state real estate salesperson exam.
New York Real Estate License Course
Every applicant for a New York real estate license will need to take a 75-hour pre-licensing course approved by the state. The course covers a wide range of topics and the current syllabus is available online to outline the topics covered in the course.
Certain exceptions available for those that have taken a similar course of study in a different state. In this case, New York may waive the required New York course. You will need to send an official transcript along with a description of the subject matter to the state of New York to have this requirement waived. Once you have completed the 75 hour pre-licensing course, you will receive a Certificate of Satisfactory Completion, signed by the real estate school you attended. This certificate is required to apply to take the State of New York’s written examination.

Registering and Applying To Take The Exam
Upon successful completion of the pre-licensing course, you will need to register to take the Real Estate Salesperson Exam. You can apply to take the exam through New York’s eAccessNY site.
Taking The Exam
You will need to arrive at your exam location with a form of government identification that has your photo. Drivers licenses, military identifications, or United States Passports are all acceptable. You will also need to bring the page from theeAccessNY website that you printed once you registered for your exam.
There are multiple exam locations throughout the State of New York. A full full list of exam locations is available. You will be able to choose your location when you register to take the test. Be on time! You will not be allowed to enter the exam room after the specified starting time.
You are allowed to use calculators during the exam but they must be solar powered, silent, and may not have any alphabetic characters. PDA’s or cell phones are absolutely not permitted.
The exam is completely multiple choice and based on the curriculum from the 75-hour pre-licensing course. You will be allowed 90 minutes to complete the exam. You must correctly answer at least 70% of the questions to pass. Although you need to score 70% on the exam, you will not receive a numeric grade. Grades will simply be reported as “pass” or “fail.”
Exam results will be reported on the eAccessNY site. If you pass the exam, you may then request your real estate salesperson license. If you fail the exam, you may reschedule another exam through the site as well.
