How to Get an Oregon Real Estate License

Oregon is a broker-only state; all licensed real estate agents are brokers. A Broker is an entry-level agent and must operate under the supervision of a Principal Broker. All real estate licensing is handled by the Oregon Real Estate Agency (OREA).

General Requirements:

  • 18 years of age or older
  • High school diploma or GED
  • 150 hours of broker pre-licensing education
  • Pass the licensing examination
  • Satisfactory criminal background check
  • Principal broker sponsorship

Oregon Real Estate License Application

The very first step towards becoming a real estate broker in Oregon is to complete the online application in eLicense. You must complete this process prior to beginning your real estate education coursework. eLicense will provide you with an applicant ID number that you will need throughout your licensing preparation. At the time of your application submission you will also need to remit the $230 application fee.

Oregon Real Estate Education Requirements

In order to be considered for a license you must fulfill the 150-hour pre-licensing requirement. The Agency has pre-approved educational providers for you to choose from. You must have an applicant ID number from eLicense to register for the coursework. Classes are offered online and in person for your convenience. Once you have successfully completed the 150-hour education requirement the real estate school will submit your information to the testing company and you will be granted eligibility to take the examination.

Scheduling Your Oregon Real Estate License Examination

PSI Services is the testing company employed by OREA to conduct all real estate testing. Your educational provider will submit all of your information to PSI so that you may take the test. PSI does not allow walk-in testing, so you will need to schedule an appointment. Upon scheduling your appointment you are responsible for the $75 examination fee.

You may schedule your appointment online, over the phone at 800-733-9267, by fax, or by standard mail. If you have a VISA or MasterCard you may register online, over the phone, or by fax. If you are paying with a cashier’s check or money order you will have to register through standard mail. The registration form can be found at the end of the Candidate Information Bulletin. You will need your applicant ID number in order to schedule your examination.

Taking the Oregon Broker Licensing Examination

PSI recommends that you arrive to the testing center at least 30 minutes early. Testing center staff will go through the check-in process and verify your identification. You will need one form of government issued ID with your name pre-printed, photograph, and signature. Your name on the ID must appear exactly as it is on your Eligibility Letter.

On the day of your test you will also be asked to provide your fingerprints for the required background check. PSI offers this service for $62.25, payable by money order, cashier’s check, company check, VISA, or MasterCard. This fee is collected at the testing center. It can take up to four weeks for background checks to be completed.

Your test will be administered via computer. You do not need any prior computer experience in order to use the technology successfully or pass the test. A tutorial will be provided for you before you begin the exam. The time you spend practicing with the computer will not take away from your testing time.

Once you begin the exam you will have three hours to complete it. The test is divided into two portions: National and State. The national section contains 150 questions regarding general real estate information. The State section is made up of 50 questions pertaining to the specific laws and policies for an Oregon broker. You will receive separate scores for each section, but you must pass both sections within 12 months of your first passing score.

If you fail one section of the exam, you may take that portion alone as soon as 48 hours after your first test. You will have to re-register, schedule, and pay $75 again.

Issuance of Your Oregon Real Estate License

PSI will forward your test results and background check information to the Oregon Real Estate Agency. Once OREA has approved all of that information they will issue your license. You do not need to complete any further paperwork. Remember to allow four weeks for your background check results to be completed.
