 General Requirements for a Kansas Real Estate License

  • Be at least 18 years of age
  • Hold a high school diploma or equivalent (GED)
  • Complete 60 hours of real estate education
    • 30 hours in Principles of Real Estate
    • 30 hours in Kansas Practice
  • Submit fingerprints and successfully pass state and federal background checks
  • Pass the Kansas licensing exam
  • Become employed by a broker

Education Requirements for a Kansas Real Estate License

In order to be eligible for a Kansas real estate license you must complete two courses: Principles of Real Estate and Kansas Practice. Each course is 30 hours of curriculum. You must complete the courses and exam in a specific manner and time period:

  • Complete 30-hour Principles of Real Estate
  • Take and pass both parts of the licensing exam within 12 months of completing Principles of Real Estate
  • Complete 30-hour Kansas Practice within six months of passing the exam. (Your license application is also due within six months of passing the exam.)

A good strategy would be to complete both courses within six months, take the exam, and then submit your application within the next six months.

Making an Examination Reservation

The Kansas real estate licensure examination is given by the Pearson VUE testing company. They do not accept walk-ins so you will need to make an appointment and pay the testing fee ($75). Pearson VUE has several locations that offer the real estate exam. You can make your appointment online or over the phone (800-274-4971). Acceptable forms of payment include: credit card, debit card, voucher, or electronic check.

Taking the Kansas Real Estate License Examination

You should arrive 30 minutes prior to your testing appointment. The testing staff will need to check your identification, check your education completion certificate, and familiarize you with the computer. Your two forms of identification must include one government-issued ID with your signature and photo and one ID with your preprinted name and signature. You should not bring any study materials with you to the testing center nor scratch paper or writing utensils. Scratch paper, pencils, and a calculator will be provided for you.

You will have 1.5 hours to complete the 30-question state portion of the exam and 2.5 hours for the 80-question general portion. There will be a tutorial available to you regarding the use of the testing computer prior to the exam. Your time begins once you have become comfortable with the computer functions and look at the first question.

Exam Scoring

Due to the fact that the exam is available in different forms, all scores are scaled to accommodate varied difficulty levels. A passing score for both exams is a 70. Your “pass” or “fail” status will be reported to you prior to checking out of the testing center.

If you fail only one portion of the exam, you may retake just that portion at a later date.

Fingerprints

Before or upon submitting your license application to the Commission, you must submit your fingerprints for the background check. Forms for the fingerprints can be obtained from the Commission, a real estate school, or exam center. The cost of the background check is $64.

Obtaining Your Kansas Real Estate License

Upon your successful passing of the exam you will be given a license application at the testing center. You will need to have your sponsoring broker sign your application once it is completed. Also, you need to include the original education completion certificate from the real estate school you attended. The application fee is $15, in addition you need to include the licensing fee which varies depending on the year you are applying. Your broker will obtain your license and is responsible for giving you your pocket card.
