How To Get an Alabama Real Estate License

A real estate license is a requirement in order to practice real estate in Alabama. The Alabama Real Estate Commission issues and oversees the licensing of salespersons, brokers, and companies.

General Requirements for an Alabama Real Estate License

  • At least 19 years of age
  • U.S. citizen or be eligible to work in the United States
  • Maintain legal residence in the United States
  • High school education or GED
  • Show good moral character
  • Not have a revoked or rejected real estate license in the past two years in another state
  • Complete a 60-hour pre-license course
  • Satisfactorily pass the licensing exam

Alabama Real Estate Pre-Licensing Course

The 60-hour state pre-licensing course is offered online and in the classroom. You can look for schools that are pre-approved by the Alabama Real Estate Commission on their official site.

Not only must you complete the course before taking the salesperson exam, you must earn a grade of 70 or above to qualify. Upon your successful completion, the school will submit documentation of your eligibility to take the salesperson exam.

Registering for the Alabama Real Estate Salesperson Exam

After fulfilling the educational requirement, you have 12 months to successfully pass the licensing exam. The Alabama Real Estate Commission employs applied Measurement Professionals, Inc. (AMP) to administer the exam. You must fill out an application and submit the $73 testing fee to make an appointment. You can complete the application online at goAMP.com, by phone 1-800-345-6559, or by mail (you need to print the application from GoAMP). You may also use goAMP.com to find the testing center nearest to you (most locations are inside H&R Block offices).

Taking the Alabama Salesperson Exam

The computer-based, 140-question exam contains both the national and state portions. You have three-and-a-half hours to complete the entire exam. The first time you take the exam you must take both portions at the same time. However, you will receive separate scores for the two sections. If you do not pass one of the sections, you may retake just that portion alone at a later date. The national portion consists of 100 questions while the state portion consists of 40.

You must bring two forms of valid ID with you to be admitted to the test. One ID must bear your photograph; both IDs must bear your signature. You are advised not to bring any personal items with you besides your wallet, a silent numeric-only calculator, and keys. Pencils and scratch paper will be provided for you at the testing center.

Alabama Real Estate Test Scoring

Your test score will reflect a scaled score; this means that the test questions are assigned different point values based on their difficulty. In order to pass the test you must have a scaled score of 70.

Your score report will be given to you immediately following the exam before you leave the testing center. You will receive a “pass” or “fail,” not a numeric score. Remember, you must pass both the national and state sections in order to be eligible for a real estate salesperson license. If you do not pass one section, you may retake just that section alone at a later date.

Obtaining an Alabama Real Estate License

AMP will submit your passing examination results to the Alabama Real Estate Commission. The next step in procuring your official license is to complete an application for Real Estate Salesperson’s Temporary License. You must submit this form, along with the $235 fee, within 90 days of successfully completing the exam (otherwise your results will be void).

In order to obtain your permanent Alabama Real Estate Salesperson’s License, you must then complete a 30-hour post licensing training course within 12 months of receiving your temporary license.
