How to Get a Mississippi Real Estate License
The Mississippi Real Estate Commission (MREC) controls real estate licensing.
General Requirements for a Mississippi Real Estate License
- 18 years of age or older
- Resident of Mississippi
- Hold a U.S. Social Security Number
- Complete 60-hour pre-licensing real estate course
- Pass the salesperson’s examination
Mississippi Real Estate Salesperson Education Requirements
According to the Mississippi Real Estate Commission, in order to qualify for a salesperson’s license candidates must complete a 60-hour pre-licensing real estate course. Courses must be pre-approved by MREC. Classes are offered both online and in traditional classroom settings.
License Application and Exam Registration
After completing the 60-hour pre-licensing curriculum, the next step towards licensure is to submit your application to the Commission. The application is very thorough and you must complete all sections to be considered for a license. You will need three professional business references, three homeowner references, and a sponsoring broker. The business references may not be related to you in any way and must be known to you at least five years. The homeowner references must be three people unrelated to you who have owned Mississippi real estate for at least three years. These references must certify that you have good moral character and will deal fairly in real estate. Your sponsoring broker must provide information regarding his/her experience with you and provide his/her signature. The application must be notarized in two places.
You must include two photographs, proof of completion of the pre-licensing education requirement, and the $110 application fee.
Once your application is approved by the Commission, you will receive notice that you may register for the examination. PSI Services, LLC administers the real estate exams in several locations throughout the state. You may register to take the real estate exam via Internet, telephone (800-733-9267), fax, or standard mail. Registering on the Internet, telephone, or by fax requires a valid VISA or MasterCard. Registering by mail requires a cashier’s check or money order. The testing fee is $75 for one or both portions of the test.
Mississippi Examination Score Acceptance Policy
- You must pass both the state and national portions of the real estate exam within two months of receiving approval for your license application.
- If you do NOT pass both portions within two months of your application approval you must reapply and take both exams over again. You must wait three months to reapply.
- Within those two months you may only take the state portion twice. You may take the national portion an unlimited amount of times. If you do not pass the state portion within two attempts, you must wait three months and reapply to the Commission (and include the $110 application fee again)
- You must wait 24 hours before scheduling a retake.
Taking the Mississippi Real Estate License Exam
To allow for check-in, you should arrive about 30 minutes prior to your scheduled appointment. This time allows for testing center staff to check your identifications and familiarize you with the testing procedures. One of your IDs must be government issued bearing a photograph and signature (e.g. driver’s license); the other ID must have your name pre-printed and your signature. Neither identification may be expired. The only personal item you may have access to during the test is a non-programmable, non-alphabetic, battery-operated, hand-held calculator for math calculations. All other personal items, including cell phones, should be left in your car.
The test is given by computer only. The command keys used to navigate the test are color-coded and labeled. A tutorial will precede the exam and allow for practice using the functions. Once you feel comfortable with the computer you may begin your test.
The state portion consists of 40 questions and you are given 1.5 hours to complete it. The general portion consists of 80 questions and you are given 2.5 hours to complete it. If you choose to take both portions together you are permitted four hours all together.
Your pass or fail status will appear on the computer screen as soon as you have submitted your answers. If you fail the exam you will receive diagnostic information regarding your score.
Scoring Criteria on the Mississippi Real Estate Exam
In order to be considered a passing score, you must achieve a 70% (56 correct answers) on the general portion and a 75% (30 correct answers) on the state portion.
Obtaining Your Mississippi Real Estate License
Upon successfully passing both portions of the real estate exam within the proper time frame, the Mississippi Real Estate Commission will grant you a real estate salesperson license.
