How to Get a Tennessee Real Estate License
In Tennessee an entry-level real estate sales agent is an Affiliate Broker. You must hold a license to facilitate the buying and selling of real property in the state of Tennessee. The Tennessee Real Estate Commission has set forth criterion for earning a license to practice real estate.
General Requirements:
- At least 18 years of age
- 60-hour real estate education plus 30-hour “Course for New Affiliates”
- Must be able to answer “no” to questions 1-5 of the “qualifying questions“
- Pass licensing examination
Tennessee Affiliate Broker Real Estate Education Requirement
The Commission requires that candidates complete 90 hours of real estate education with an approved provider. The 90 hours must consist of 30 hours in real estate principles and the 30-hour Tennessee Course for New Affiliates. The other 30 hours may be made up of approved electives. Courses are offered online, in the classroom, or as distance learning.
Once you have successfully completed the education requirement the real estate school will send your information to the testing company (PSI) granting you eligibility to take the licensing examination. You may not take the examination until the education criterion has been fulfilled.

Registering for and Scheduling the Tennessee Affiliate Broker Licensing Examination
In order to take the licensing examination you must first register with PSI, the testing company employed by the Commission to administer all real estate testing. If you register over the phone (800-733-9267) or over the Internet (www.psiexams.com), you may register and schedule your appointment all at the same time. You must pay the $55 registration fee at that time. If you schedule by fax or standard mail, you will have to wait a few days after submitting your registration form to schedule your appointment. You may schedule your appointment at any PSI location in Tennessee.
Taking the Tennessee Affiliate Broker Licensing Examination
PSI requests that you arrive 30 minutes prior to your scheduled test time to allow for the check-in process. You will have to present two forms of identification. Both IDs must have your name preprinted and your signature; one must have your photograph.
The testing staff will assign you a testing computer. You will have time to practice using the computer before beginning the test. Once you begin, you will have 160 minutes to complete the National portion (80 questions) and 80 minutes to complete the State portion (40 questions). You must score at least 70% on both portions to have a passing score. You may retake the tests until you pass.
At the completion of your test “pass” or “fail” will appear on your computer screen. The testing staff will provide you with an official score report. If you pass the test you will also be given an application for a license.
